A flash flood filled this basement apartment with nearly two feet of silty rainwater runoff. Immediate action by the homeowner to get the water and moisture out alleviated the potential for mold issues, but the damage was extensive. Everything had to be replaced: drywall, electric receptacles, appliances, cabinets, water heater, furnace, flooring, etc, etc. Be aware, homeowners insurance does not cover outside water damage. This project took 7 weeks to complete with over a hundred hours alone of cleaning silt and mud from every place imaginable – shower grout, electric outlets, cabinets, appliances. All the bedding and furniture needed replacing. The tenants stuck it out, finding temporary accommodations during the remodel. Six weeks later they were back. The repairs, new appliances, cabinets, upgrades and hours and hours of cleaning work brought the damage cost to over 20K.
